Selling your home in Western North Carolina or anywhere in the world, requires looking at the house through a potential buyer’s eyes. The most important thing to keep in mind is that a first impression is the MOST important one of all.
A clean home is a must. Buyers will notice everything wrong before they concentrate on what is right. Yes, they will open your oven and make a face if it is splattered with food and grease. Yes, they will peek into your closets and frown at shoes thrown all over and clothes crumpled on the floor. Yes, they will notice dusty furniture, dirty counters and cobwebs. And they may be turned off enough to tune out the Real Estate Broker who is trying to point out all the terrific things about your home.
An uncluttered house appears larger and more desirable. Pack up and put away those collectibles a.k.a dust catchers, clean off those counters, including the piles of papers and mail. Organize the bookshelves. A suggestion…Stand at the door of each room and look in. What do you notice first?
Depersonalize your home. The intent is not to have the potential buyers looking at all your family photographs on the walls or admiring your sports trophies. Take all the magnets and other things off the refrigerator including your things to do list.
If the paint is peeling from walls, paint those rooms before putting your home on the market. It is the quickest way to give your home a fresh look. If walls are painted in loud colors that scream “notice me” tone down the color. Again, you want the potential buyer to look at the room, not stare at the bright red paint on the dining room walls.
Freshen up a tired looking sofa with some new throw pillows. Invest in a new bedspread to perk up a bedroom. Pick up a couple of pretty hand towels for the bathroom and replace that worn shower curtain.
