By admin, on March 1st, 2011 So you’ve made the decision to put your house up for sale… Congratulations! You’ve probably got so many questions but you don’t want to come across as clueless or a nuisance so you stay quiet and just let the Real Estate Brokers you are interviewing do the talking.
What’s wrong with this picture? For starters, ask questions. The way that your questions are answered will help you determine which Real Estate Broker is a good match for you. The key to a successful relationship with a Real Estate Broker is communication. If you get the feeling that your questions are not important during the interview, then how do you think they will be addressed in the weeks and months to follow?
A seller should not have to ask for communication with their Real Estate Broker …they should expect it. This should include not only returning calls but what I like to call touching base calls, to keep a client up to date on the real estate activity in the area…follow up calls to pass on comments from potential buyers who have visited the home… and let’s get this home sold calls which should include suggestions to make the home more competitive on the market.
Being a savvy buyer means being part of the selling process every step of the way. Comments like, “You don’t need to worry about this” or “Let the professionals handle the details” are not acceptable. Your questions and input are important. It’s your home, your valuable asset that is being sold. Stay involved!
Most importantly…Trust your gut instinct. Choose a Real Estate Broker who you think will give you outstanding service and work hard to sell your home.
If you are planning to sell a Western North Carolina home or property, work with a North Carolina Real Estate Broker who makes clients his #1 priority. Give Richard Drecksler a call at 828-273-6363.
By admin, on February 1st, 2011 Selling your home in Western North Carolina or anywhere in the world, requires looking at the house through a potential buyer’s eyes. The most important thing to keep in mind is that a first impression is the MOST important one of all.
A clean home is a must. Buyers will notice everything wrong before they concentrate on what is right. Yes, they will open your oven and make a face if it is splattered with food and grease. Yes, they will peek into your closets and frown at shoes thrown all over and clothes crumpled on the floor. Yes, they will notice dusty furniture, dirty counters and cobwebs. And they may be turned off enough to tune out the Real Estate Broker who is trying to point out all the terrific things about your home.
An uncluttered house appears larger and more desirable. Pack up and put away those collectibles a.k.a dust catchers, clean off those counters, including the piles of papers and mail. Organize the bookshelves. A suggestion…Stand at the door of each room and look in. What do you notice first?
Depersonalize your home. The intent is not to have the potential buyers looking at all your family photographs on the walls or admiring your sports trophies. Take all the magnets and other things off the refrigerator including your things to do list.
If the paint is peeling from walls, paint those rooms before putting your home on the market. It is the quickest way to give your home a fresh look. If walls are painted in loud colors that scream “notice me” tone down the color. Again, you want the potential buyer to look at the room, not stare at the bright red paint on the dining room walls.
Freshen up a tired looking sofa with some new throw pillows. Invest in a new bedspread to perk up a bedroom. Pick up a couple of pretty hand towels for the bathroom and replace that worn shower curtain.

By admin, on November 9th, 2010 Listing a home is the first step in the Seller-Realtor relationship. The real work begins after the ink has dried and the home is listed on the Multiple Listing Service.
Communication is the key word in a Seller-Realtor relationship. A responsible Seller’s Agent will keep in touch with the client, answering questions and addressing any concerns. Sellers do not want to feel like the “forgotten child” so it is important that the contact remains constant. A Seller has every right to expect the service that was promised at the initial meeting.
A responsible Seller’s Agent will make suggestions that will help you sell your home. It is important to see the house through a home buyer’s eyes. The first step is to look at the house objectively not subjectively. Your home may reflect your style and impeccable taste but require a few simple changes so that potential buyers can imagine themselves living in the home.
An example would be to remove some of the distracting items such as family pictures lined up on a table or a lifetime worth of trophies displayed on a shelf. For the brief time that a potential buyer visits your home, you want them to concentrate on the important aspects of your home not on your personal items.
The last thing a Seller’s Agent wants to hear is, “That house looked nothing like the pictures.”
Simple things like making the beds, a neat kitchen and fresh bathrooms can make a tremendous difference in the presentation of a home. Cleanliness makes a home inviting and appealing. Daily touch ups keep the seller ready for that last minute call. A house that smells musty or like pets or stale smoke isn’t appealing .Unfortunately, these are things a potential buyer will not forget about your home.
A responsible Seller’s Agent will work hard to keep you updated on the real estate activity in your neighborhood. It can change overnight and it is important that the Seller be aware of any changes. An example… What if comparable homes in the neighborhood suddenly drop in price and several of the homes quickly sell? That information is important for you to know so that you can determine if your asking price needs adjusting.
If you are considering selling your home, give Richard Drecksler a call at 828-273-6363. You deserve a Seller’s Agent who will work with you every step of the way!
